Residential & Commercial Demolition: What to Expect

Tear-downs, garage demos, barn demolition — what's included, how long it takes, and what permits you'll need in Ontario.

March 4, 20255 min read

Demolition looks dramatic but it's a controlled, permit-driven process. Whether you're tearing down a house to rebuild, removing an old barn, or clearing a garage to expand, here's what's involved.

What's included in a typical demo

  • Disconnects (electrical, gas, water, septic)
  • Hazardous material checks (asbestos, lead)
  • Structural takedown with excavator
  • Foundation removal and disposal
  • Material sorting (concrete, metal, wood)
  • Hauling and tipping fees
  • Site grading and rough cleanup

Permits and assessments

Most municipalities require a demolition permit. Older buildings may need an asbestos assessment first. We coordinate the whole package so you don't have to chase paperwork.

Timeline

A house demo is usually 1–3 days on site once disconnects are done. A barn or garage is often 1 day. Permits and disconnects can add 2–4 weeks lead time.
